In Spring of 2016, the Marriott of Overland Park was faced with remodeling their in-house Starbucks Café.

With no permits required, the scope was fairly simple: Repaint the walls to the new corporate specifications, add new counter tops, tile the menu board walls, and add some miscellaneous corporate items. While all this sounds easy, there of course was a stringent deadline. To the client’s surprise, Major Painting was able to complete all the painting and carpentry needs, making his life easier by not having to hire multiple companies.

 

focus was on removing all wallpaper, preparing the walls for paint, and getting as much tile up as possible. Day two’s time was spent double coating all walls and finishing with the tile. On day 3, the crews touched up areas as necessary, grouted, cleaned, and helped with any other miscellaneous tasks that were needed. 

 

Nestled just northeast of 40 Hwy and 7 Hwy in Blue Springs, Missouri, resides a small retirement community. The community, made up of many outgoing and energetic elder, enjoys the outdoors and

spending time with their neighbors was unfortunately experiencing excessive wood rot and paint failure on one of their streets. Therefore, this spring Major Painting was contracted by the community's HOA to address the wood rot issues and to repaint the homes.

Major's first priority was to get the team of carpenters out in front of the painters. After the carpentry team had successfully replaced all areas of rot on the

first four homes, it was then time to let the painters get to work. In total, over 100 sheets of siding were replaced, 75 areas of trim were replaced, and many miscellaneous bird boxes and soffits were repaired.

After the carpenters, came the painters. The painting process was simple,

powerwash, scrape, caulk, and spot prime, then paint. On average, the homes were being completed every two and half to three days using 10 gallons of body paint and 1 gallon of trim paint, therefore approximately 125 gallons of Sherwin Williams SuperPaint was used to complete the job. Five colors were used in order to create four different color schemes: Dark Grey with white trim, Light Grey with white trim, White with Light Grey trim, and Brown with tan trim.

The project was completed in just under a month in order to minimize disturbance to the homeowners. All in all, the project ran accordingly and most importantly under budget for the HOA, making everyone happy!

If the walls themselves are going to be a functional part of the creative space, consider choosing a durable paint that resists stains and chipping.

Preparation is Key:

Before applying your stain, ALL dust, dirt, grease, and mildew needs to be cleaned from the surface. Many times a

 power washer is the most effiecnt method of cleaning, but for those tough mildew areas, a bleach and water mixture may be necessary.

New Wood:

In the case of protecting new wood it is important to know if the wood has been treated or not. If your dealing with untreated wood, you will be able to stain shortly after installation. If you’re dealing with treated (green) wood, you need to wait a couple of months before stain the wood. It is important for the wood to weather or leach out before stain is applied to it.

Old Wood:

When dealing with previously treated wood, many times, the surface needs a thorough cleaning and will be ready for stain as soon as it has dried out. It is much easier to go back with the existing color and stain brand than trying to switch it every time you go to re-stain your surface.

 

Application:

To achieve the greatest results, it is important to use the proper brush. For oil stains use a natural-bristle brush, and for latex stains a synthetic bristle brush may be used.Frequently mix the stain to ensure you’re applying a consistent color
